Why People Move Here
Sioux Falls is South Dakota's largest city, with big-city amenities and a friendly, small-town feel. South Dakota has no state income tax. The city is home to two major health systems, Sanford Health and Avera, and sits where I-29 and I-90 meet, with the Sioux Falls Regional Airport close to downtown.
City or Small Town?
One of the best things about the Sioux Empire is choice. You can live in a historic Sioux Falls neighborhood, a new subdivision on the edge of the city, or a small town with its own schools and Main Street. Start with my town pages: Sioux Falls, Brandon, Harrisburg, Tea, Hartford, Dell Rapids, and more.
Schools
School district lines don't always follow town or city limits. A Sioux Falls address can fall in the Brandon Valley, Harrisburg, Tea Area, Tri-Valley, or Lennox district. I'll confirm the district for every home you look at.
Getting Ready for Winter
Winters here are real. When you're touring, ask about the furnace and its age, insulation, the garage, and the driveway. A heated or attached garage is worth a lot on a January morning.
Buying From Out of Town
- Get pre-approved early so you can act quickly when the right home comes up.
- Use video tours. I'll walk homes live on video and point out what photos don't show.
- Plan one trip well. If you can visit, we'll line up your top homes and the neighborhoods you're considering in a day or two.
- Sign digitally. Most paperwork can be signed online, and closings can often be arranged remotely. Your title company will explain your options.
Renting First?
Some people rent for a few months to learn the area. That's a smart move if you're unsure where you'll work or which part of town fits you. When you're ready to buy, I'll help you hit the ground running.

Common Questions
Does South Dakota have a state income tax?
No. South Dakota has no state income tax, which is one reason many people move here.
Can I buy a home in Sioux Falls without visiting first?
Yes. With video tours, digital paperwork, and an agent you trust, many buyers find and buy a home from out of state. One family I worked with found their home from 1,500 miles away.
Should I live in Sioux Falls or a nearby small town?
It depends on what matters most. Sioux Falls has the most amenities, while towns like Dell Rapids, Brandon, Harrisburg, Tea, and Hartford offer a small-town feel within a short drive. My town pages compare them.
