1. Pick Your Timing
Think about when you need to move, whether you're buying another home, and how much time you need to get ready. Spring and summer are busy in South Dakota, but good homes sell all year, and there's often less competition in the colder months.
2. Price It Right
Pricing is the biggest factor in how fast your home sells and for how much. I'll compare your home to recent nearby sales and to what's for sale right now, and walk you through a realistic price range. You can start with an instant home value, then let me give you the full picture.
3. Get Your Home Ready
- Declutter. Less stuff makes rooms look bigger and helps buyers picture themselves there.
- Fix the little things. Leaky faucets, sticky doors, and burned-out bulbs add up in a buyer's mind.
- Freshen up. A deep clean, fresh paint in busy rooms, and tidy landscaping go a long way.
- Stage it. White Spruce offers design and staging help so your home shows its best.
4. Fill Out the Disclosure Form
South Dakota requires sellers of most homes to complete a Seller's Property Condition Disclosure Statement and give it to buyers. Be honest and thorough. If something changes before closing, you'll need to update it in writing. Homes built before 1978 also need a federal lead-based paint disclosure.
5. Marketing and Going Live
Professional photos and video, a strong description, social media, and targeted ads get your home in front of the right buyers. Once a home is marketed publicly, it has to be entered in the MLS quickly, so we'll plan your launch date together and make it count.
6. Showings
Keep the home show-ready, make it easy to schedule, and plan to be out during showings so buyers can relax and look around. I'll share feedback after each showing.
7. Review Offers
Price matters, but so do the buyer's financing, earnest money, contingencies, and closing date. I'll lay out each offer side by side so you can see the real differences.
8. Inspection and Appraisal
Most buyers will have the home inspected and may ask for repairs or a credit. If they're getting a loan, the lender will order an appraisal. I'll help you negotiate both calmly.
9. Closing
You'll sign the deed and closing documents at the title company, your mortgage is paid off, and the rest comes to you. To see what you'll pay along the way, read what it costs to sell a home in South Dakota.

Common Questions
Do I have to fill out a disclosure form in South Dakota?
In most home sales, yes. South Dakota law requires sellers of most homes with up to four units to fill out a Seller's Property Condition Disclosure Statement and give it to buyers. A few transfers are exempt, like some sales between close family members and brand-new homes that have never been lived in.
How do you decide what to list my home for?
I compare your home to similar homes that recently sold nearby and to the homes buyers can choose from right now, then adjust for what makes yours different. You'll see exactly how I got to the number.
Should I make repairs before I sell?
Fix the small things that buyers notice right away, like leaky faucets, burned-out bulbs, and peeling paint. For bigger items, we'll weigh the cost against what it's likely to add to your sale.
How long does it take to sell?
It depends on the price, the season, and the home. Once you accept an offer, closing often takes about 30 to 45 days.
