Water and the Well
Many rural homes use a private well or a rural water system. Ask which one the home has. For a well, get the water tested and ask about its age, depth, and flow.
Septic System
Most acreages have a septic system instead of city sewer. Have it inspected, ask when it was last pumped, and find out where the tank and drain field are.
Boundaries and Survey
Know exactly what you're buying. A survey shows the property lines, easements, and any shared driveways or access roads.
Zoning and Outbuildings
County zoning decides what you can build and whether you can keep animals. If you're dreaming of a shop, horses, or chickens, we'll check the rules before you make an offer. Look closely at any outbuildings, too.
Roads, Snow, and the Commute
Gravel roads, snow removal, and drive time all matter, especially in winter. Drive the route at commute time and ask who maintains the road.
Internet, Utilities, and Heat
Check internet options before you fall in love, especially if you work from home. Ask whether the home uses propane, electric, or natural gas, and what typical bills look like.
Financing
Some loans have limits on acreage or outbuildings, and USDA loans may be an option in eligible rural areas. Talk with a lender who knows rural properties early on.

Common Questions
Should I test the well on an acreage?
Yes. Have the water tested for safety and ask about the well's age, depth, and flow. Your lender may require a test too.
Do I need a septic inspection?
It's a smart idea. Septic systems are expensive to repair or replace, so have a qualified inspector check it before you buy.
Can I get a USDA loan on an acreage?
Possibly. USDA loans are available in eligible rural areas, and many places around Sioux Falls may qualify. Your lender can check the specific address.
